What comes with the space

A building, not a unit

The Kress is a managed building rather than a shell with a lease attached. The things that make a working day possible, the power and the water, the connection, somewhere to put the car and someone to call when something stops working, are part of the tenancy rather than a separate set of accounts to open.

Utilities

Electricity, water and air conditioning are included in the tenancy, so there are no separate utility accounts to open and no bills to reconcile at the end of the month. DRAFT: confirm which services are included and which are metered separately.

Internet

The building is wired for business-grade service, and a suite can be connected without waiting on an installation window. DRAFT: confirm the carrier, the speeds available and whether service is included or arranged per tenant.

Parking

Parking is available on South Beach Street and in the lots behind the Beach Street buildings, within a short walk of the entrance. DRAFT: confirm whether tenant spaces are assigned, how many come with a suite, and what is available for visitors.

Cleaning

Common areas, restrooms and stairwells are cleaned on a regular schedule, and suite cleaning can be arranged. DRAFT: confirm the frequency, what is covered inside a suite and what is charged separately.

Conference room

A shared conference room is available to tenants for meetings that do not fit in a suite, so a small practice can host a client without keeping a room empty all week for the occasion.

On-site management

The building manager and the maintenance desk both work from the building rather than from an office elsewhere in the county. A problem is reported to someone who can walk up the stairs and look at it.
